These terms apply to quotes, roofing work and the use of our websites. Please read them before you accept a quote. If anything is unclear, call us on 07348 276884 before you agree.

1.Who we are

ASAP Flat Roofing Specialist (we, us) is a flat roofing business based in Sydenham, London SE26 4BS, serving south-east London and selected Kent areas.

You means the person or business we do work for. If you are an individual and the work is for personal rather than business purposes, you are a consumer. Anyone else is a business customer.

2.Our quotes

Quotes and roof assessments are free, with no obligation to go ahead.

A quote is based on what we can see at the inspection and on what you tell us. It sets out the work, the roofing system and materials, the price, whether VAT is included, the payment timetable and an estimated start date.

A quote stays open for 30 days. After that we may need to reprice because material costs change.

Anything we say on the phone or by message before a written quote is a guide, not an offer. Only a written quote is a price we are bound to. The guide prices on our pricing page are not quotes.

3.When a contract starts

A contract starts when you accept our written quote and we confirm a start date. You can accept by signing the quote, or replying by email, text or WhatsApp to say you accept. These terms and the quote make up the whole agreement between us.

4.Price and payment

The price is the price in your quote. It includes VAT only if the quote says so.

We do not take a deposit. You pay when the work is finished.

When the job is complete, we go through it with you and give you a written invoice describing the work and the guarantee. We can email you a copy on request. Payment is due within 7 days of the invoice.

Pay using the method and details set out on your invoice. We do not take payments through this website.

Late payment, business customers: we may charge statutory interest and fixed compensation under the Late Payment of Commercial Debts (Interest) Act 1998.

Late payment, consumers: we will contact you first to try to resolve it. We may pause any further work, and if the debt stays unpaid we may recover it through the courts, with any interest the court allows.

5.Changes and unforeseen work

Flat roofs often hide problems until the old covering comes off, such as rotten decking or timber, wet insulation, structural movement, poor earlier repairs or asbestos.

If we find something that changes the work, we will stop that part, show you what we found (with photos where we can), explain it in plain English and give you a written price for any extra work. We will not charge for extra work you have not agreed to. Agreement by text or email is fine.

If you ask for a change, we will give you a written price and tell you if it affects the timing.

If you decline extra work that is needed for the roof to be sound, we may not be able to guarantee the affected area. We may also end the contract and charge for work already done and materials already ordered.

6.Your right to cancel (consumers)

If you are a consumer and the contract is made at your home, or by phone or online, you usually have the right to cancel within 14 days of the day the contract is made, without giving a reason. This comes from the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

To cancel, tell us clearly in writing, by email or letter. You can use the model cancellation form at the end of these terms, but you do not have to. Send your notice before the 14 days end.

We can only start work inside the 14 days if you ask us to, and we will ask you to confirm that in writing (text or email is fine). If you cancel after work has started, you pay a fair amount for the work done up to the point you told us, plus the cost of any materials already ordered that cannot be returned. We refund anything you have paid beyond that within 14 days, to the same payment method, at no charge.

If you specifically ask us to visit to carry out urgent repairs, the right to cancel does not apply to that urgent work. It does apply to any extra services or goods we supply beyond what the urgent repair needed.

Even after the 14 days, you can ask to cancel before work starts. We may charge reasonable costs we have already incurred, such as specially ordered materials.

Business customers have no statutory right to cancel. Cancellation is on the terms in the quote, and we may charge costs already incurred.

7.Access and what we need from you

  • Safe access to the roof and the property, and somewhere for our vehicles, equipment and any skip.
  • Power and water if the job needs them, and a clear area beneath the working area. We recommend moving valuables and furniture away from rooms under the work.
  • Tell us before we start about anything we should know, such as asbestos, hidden services, fragile areas, key safes, parking limits, pets and children.

You are responsible for any consent the work needs, such as from a landlord, freeholder or managing agent, a conservation area or listed building consent, or planning permission, unless we agree in writing to arrange it. If the work needs Building Regulations approval or notice, for example insulation upgrades, we will say so in the quote.

If the work needs access from a neighbour’s property or affects a shared structure, you are responsible for arranging this, including any notice under the Party Wall etc. Act 1996.

If we cannot get access at the agreed time, we may rearrange and charge reasonable costs we have incurred.

8.How we do the work

We carry out the work with reasonable care and skill. We use our own roofers. If we ever need another contractor, we will tell you first.

We use the roofing system and materials named in your quote. If something becomes unavailable, we will only substitute an equivalent with your agreement.

Start and finish dates are estimates. Flat roofing depends on the weather and the condition of the deck, and we will not lay a membrane in wet or unsuitable conditions. If dates move, we will tell you and agree new ones.

Where scaffolding or other access equipment is needed, the quote will say whether it is included.

Please keep children and pets away from the working area.

We remove waste from our work and leave the site reasonably tidy. A skip is included only if the quote says so.

When the work is finished, we will go through it with you or send photos. Tell us about any snags within 7 days so we can put them right.

9.Emergency and temporary repairs

For emergency or out-of-hours call-outs, we will tell you the price before we attend. An emergency repair is meant to stop water getting in and may be temporary. If a permanent repair is needed, we will tell you and quote for it separately. Any time we give for attending is an estimate, and we do not promise same-day attendance unless we confirm it.

10.Our guarantee

A new flat roof that we install as a full replacement comes with a written 25-year guarantee certificate. We issue it once the roof is complete and paid for in full.

The guarantee covers defects in our workmanship and in the roofing materials we supplied that cause the roof we installed to leak under normal use. If a covered defect appears, we will inspect and put it right at no charge, by repairing or, where needed, replacing the affected area.

It does not cover damage caused by anyone else or by impact, misuse or heavy foot traffic. It also does not cover a lack of reasonable maintenance (such as keeping outlets and gutters clear), structural movement or settlement, alterations by others (such as aerials, solar panels or balcony fittings), parts of the building we did not work on, or work that has not been paid for.

Repairs and other work carry a workmanship warranty of 12 months unless your quote says otherwise.

To make a claim, contact us in writing with the property address and your certificate, and give us access. Please do not have others repair the area first, except to stop immediate damage.

The guarantee is extra to your legal rights. If you are a consumer, the law says services must be carried out with reasonable care and skill and goods must be of satisfactory quality (Consumer Rights Act 2015).

11.Complaints and putting things right

If something is not right, tell us as soon as you can by phone or email. We will acknowledge your complaint within 2 working days and aim to inspect within 5 working days. If we cannot agree a solution, consumers can get free advice from the Citizens Advice consumer helpline and from Trading Standards.

12.Insurance

We carry insurance for our work and can provide a copy of the certificate on request.

13.Our responsibility to you

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. Your legal rights as a consumer are not affected.

Consumers: we are responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill. We are not responsible for loss that was not foreseeable when the contract was made.

Business customers: we are not liable for loss of profit, revenue or business, or for indirect loss, and our total liability for any claim is limited to the price of the work.

We are not responsible for existing defects we were not asked to repair, or for problems in the building structure that we told you about in writing and you chose not to deal with.

14.Photos

We may photograph the roof before, during and after the work, for our records, to support your guarantee and to show examples of our work. We will not show your full address, your name or any image of you in marketing without asking first. If you do not want photos of your roof used for marketing, tell us at any time.

15.Events outside our control

Neither of us is liable for delay caused by events outside our reasonable control, such as severe weather, supplier or utility failure, or illness. We will tell you and agree new dates. If a delay lasts more than 4 weeks, either of us can end the contract for the unfinished work, and you pay for work already done.

16.Using our websites

Our websites, asapflatroofing.vercel.app and asapflatroofingspecialist.com, give general information about our services. They are not an offer. A quote is only binding when it is in writing.

We take care to keep them accurate, but we do not promise they are free from errors. Photos and customer reviews are examples of our work, and results depend on the roof.

The text, images and logo belong to us or our licensors. Please do not copy or reuse them without our permission.

Do not misuse the sites. That includes trying to gain unauthorised access, sending false enquiries or introducing harmful code.

Links and embedded services, such as Google Maps, belong to third parties and have their own terms.

We may change or suspend the websites at any time. To the extent the law allows, we are not responsible for loss from using them, but nothing here limits liability the law does not allow us to limit.

17.General

  • Notices to us go to the email or postal address in section 18.
  • We may update these terms. The version in force when you accept a quote applies to that job.
  • These terms and your quote are the whole agreement between us.
  • If any part of these terms cannot be enforced, the rest still applies.
  • If we do not enforce a right straight away, we can still enforce it later.
  • Only you and we can enforce this contract. No one else has rights under it, including under the Contracts (Rights of Third Parties) Act 1999.
  • These terms and any dispute are governed by the law of England and Wales, and the courts of England and Wales can deal with disputes. If you are a consumer living in Scotland or Northern Ireland, you can also use your local courts.
